October Highest $ Manhattan Beach Home Sale

2504 The Strand was the most expensive Manhattan Beach home to sell during October. It went for $5,150,000, primarily for the 3,496 square feet of ocean-front land. The modern home (built in 1956 and remodeled in the 80s) has 3 bedrooms and 4 baths. The property also includes a 1-bedroom, 1-bath income unit. You can’t get closer to the beach in Manhattan Beach and it has awesome Malibu to Catalina ocean views. The asking price started at $7,190,000 in March 2011.

August Highest $ Manhattan Beach Home Sale

2908 The Strand sold in August for $7,800,000, making it the most expensive home to sell during the month. This 5-bedroom, 5-bath home is 4,142 square feet. It was built in 1931, but has obviously been remodeled since. It is on an oversized (for the Strand) lot of 4,550 square feet, with just over 44 feet of beach frontage. The existing home is livable, but the listing claims it was priced at lot value.

July Highest $ Manhattan Beach Home Sale

132 3rd Street sold for $5,225,000 in July. At the corner of 3rd Street & Manhattan Avenue it is just a block to the beach. This Sand Section lot is 3,420 square feet with 60 feet of walk-street frontage. The contemporary home was built in 2003. It has 3br/4ba and is 3,728 square feet, which does not include the enclosed patio/beach room. It has unblockable ocean views.

July Lowest $ Sale Manhattan Beach Home Sale

319 32nd Place was the lowest priced single family home to sell in Manhattan Beach during July 2011. The 1br/1ba “home” over a 2-car garage is on a half lot (1,350 square feet). The home was built in 1932 and is 528 square feet. It last sold in 2002 for $545,000. This time it started at $769,000 and sold for $675,000 (basically land value). This home was reviewed as an open house listing last January. 

June Highest $ Manhattan Beach Home Sale

129 16th Street was the most expensive single family home to sell in Manhattan Beach during June. It was offered at $3,850,000 and sold for $3,550,000. This 4-bedroom, 3.5-bath, walk street home was built in 1991.  The architect for this home was Pat Killen and it has been featured in AIA and Sophisticated Snoops home tours. The Sand Section lot is a mere 2,696 square feet, but the home is an ample 4,043 square feet.

May Highest $ Manhattan Beach Home Sale

3516 The Strand was purchased by a holding company in May 2011 for $7.3m (per MLS), a reduction of nearly 48% from its April 2009 listing price of $13,999,054 (let’s call it $14m). This 5,550 square-foot, 6-bedroom/5.5-bath, Tuscan villa was built by Sexton Homes and features reclaimed construction material and architectural features from Italy. It was developed through Watt Joint Ventures.

This Sand Section home will be on the Sophisticated Snoops tour this weekend. According to tax records it was built in 2006 on the 2,700sf lot. The 3,812 sf home has 3 bedrooms and 5 bathrooms. It was designed by Patrick Killen and built by Baldwin Construction. April Highest $ Manhattan Beach Home Sale

1600 The Strand was the highest-priced, closed sale in Manhattan Beach during the month of April. It was listed in February 2010 and sold to a cash buyer in April 2011 for $10.9m. Maybe it was the controversial video marketing or maybe it was the $2.6m reduction from the original listing price that helped nail the sale. The lot is 3,332 square feet and the existing structure is 5,226 square feet. This modern home with a roof-top pool was designed by Ray Kappe and built in 1985.
