November Lowest $ Manhattan Beach Home Sale

1801 5th Street finally sold for $570,000 in November. This 2-bedroom, 1-bath single family home (812 square-feet) is on a 3,825 square-foot half lot. It was listed as a short sale for $699,000 in October 2010. The bank foreclosed in June of this year and it just sold as an REO property in “as-is” condition. This home was reviewed by Best Manhattan Beach Homes in November 2010, when it had an open house.

September Lowest $ Manhattan Beach Home Sale

The lowest priced single family home that sold in Manhattan Beach during September 2011 was 730 Rosecrans Ave. Rosecrans is a busy, 4-lane street which borders the Chevron refinery. The 3-bedroom/1-bath/874 square-foot home was built in 1955. The home is well maintained and has a recently-remodeled kitchen. The 25-foot wide, street-to-alley lot is 3,700 square feet. It sold for $671,000.

July Lowest $ Sale Manhattan Beach Home Sale

319 32nd Place was the lowest priced single family home to sell in Manhattan Beach during July 2011. The 1br/1ba “home” over a 2-car garage is on a half lot (1,350 square feet). The home was built in 1932 and is 528 square feet. It last sold in 2002 for $545,000. This time it started at $769,000 and sold for $675,000 (basically land value). This home was reviewed as an open house listing last January. 

June Lowest $ Manhattan Beach Home Sale

This 3-bedroom, 2-bath home in the Manhattan Beach Heights area had the lowest sale price for a single family home in Manhattan Beach during June. It was originally listed at $825,000 and accepted an offer within 40 days for $789,000. The 1,380 square-foot home was built in 1949 and sits on a 5,831 square-foot, corner lot.

May Lowest $ Manhattan Beach Home Sale

1139 23rd St. was the lowest-priced, closed sale of a single family home in Manhattan Beach during the month of May. The 3-bedroom/1-bath Manhattan Heights home is 984 square feet and was built in 1948. The lot is 5,197 square feet, but it is not all usable due to the down-slope of the back yard to Marine Ave. It was listed in March 2011 for $689,000 and sold for $645,000 (nearly 94% of the original price). This home was reviewed in the Open House post for March 12-13, 2011.

April Lowest $ Manhattan Beach Home Sale

3608 Maple was the lowest-priced, closed sale of a single family home in Manhattan Beach during the month of April. It was a bank-owned home that sold for $689,000. In 2005, it was purchased as investment property for $1.25m. The 4,640 square-foot lot in the Tree Section is just 4 houses south of Rosecrans Ave. The 2-bedroom/1-bath home is 934 square feet and was built in 1952.

March Lowest $ Manhattan Beach Home Sale

1768 Gates Ave. was the lowest-priced, closed sale of a single family home in Manhattan Beach during the month of March. It is located on a 6,150 square-foot lot in the Mira Costa Section. The 3-bedroom/2-bath home is 1,184 square feet and was built in 1953.

 

The picture on the left shows the home when it last sold in 2003 for $679,000.  During the “home as a piggy bank” years the home was refinanced, most recently for $981,750 in 2006. By November 2008 the homeowner was in default and the home was offered as a short sale for $799,900. The bank assumed ownership in March 2010 and listed it for sale in August 2010. This home sold for $670,000 cash during March.

 

 

February Lowest $ Manhattan Beach Home Sale

1155 Magnolia Ave. was the lowest-priced, closed sale of a single family home in Manhattan Beach during the month of February. It is located on a 4,900 square-foot lot in the Heights/Liberty Village Section. The 2-bedroom/1-bath home is 1,002 square feet and was built in 1948.

It is one of a handful of similar rental homes in this area owned by the same investor. That investor died a few years back and his heirs have been trying to sell the various homes since 2007. This home was first listed in October 2007 for $940,000. It has been offered for sale by 3 different agents and the price has been chasing the market down over the years. It sold for $650,000.

January Lowest $ Manhattan Beach Home Sale

910 14th St. was the lowest-priced, closed sale of a single family home in Manhattan Beach during the month of January. It is located on a half-lot (2,240 square feet) in the Tree Section. The 3-bedroom/2.5-bath home is 1,102 square feet and was built in 1941. The one-car garage has been converted to living space, so there is only street parking. The property has a small rear yard.

It was listed in November, 2010 for $959,500 and sold for $934,000. The price seems high considering the land value of a FULL Tree Section lot is about $800K, which would make the land value for this home around $400K. But the price makes a little more sense, when it is compared to townhome sales. The sellers bought the home in 2002 for $700,000.
