February Longest Manhattan Beach Home Sale

201 Shell was the February closed sale that had been looking for a buyer longest period of time. This duplex in El Porto was built in 1990 on a 1,350 square-foot half lot. The owners bought the property for $1.529M in June 2006 and started trying to sell in January 2007.
• Jan 2007 – Listed for $1.795M
• Mar 2007 – Reduced to $1.599M
• Aug 2007 – Price raised to $1.759M
• Nov 2007 – Price raised to $1.795M (a typo or an attempt to discourage holiday shoppers?)
• Jan 2008 – Price back down to $1.759M
• Nov 2008 – Price reduced to $1.684M
• Jul 2009 – Listing expired
• Feb 2010 – Listed with a different agent at $1.525M
• May 2010 – Listing canceled and relisted with another agent as a short sale at $980K – an offer was accepted but did not close
• Aug 2010 – Price raised to $1.150M – another offer fell through
• Oct 2010 – Lender foreclosed and the listing was cancelled
• Jan 2011 – Listed as a bank-owned property at $1.1M
• Feb 2011 – Sold for $1.13M

January Longest Manhattan Beach Home Sale

Of the single family homes that sold in Manhattan Beach during January, this distressed property at 801 11th St. was on the market the longest (based on MLS records). The 4,320 square-foot lot backs to an office building and parking lot. It is on the corner of 11th St. and Pacific Ave. The 4-bedroom, 3.5-bath home is 3,037 square feet and was built in 2004.

It was originally listed for sale in May 2006 for $2,449,000. The price came down to $1,998,000 by July 2006, but ended up with a tenant rather than a buyer. From May to September 2007 the property was offered for $1,995,000, but did not sell. It was listed as a short sale from April through June 2010 for $1,600,000, with the admonition not to submit low ball offers, because the bank had approved the price of $1.6M and an offer at $1.35M had been rejected. The lender foreclosed and it was sold to an investor in July 2010 for $1,320,000. The home was back on the market in September 2010 for $1,590,000, but the deal was made for $1,380,000 in January.

December Lowest $ Manhattan Beach Home Sale

1765 Voorhees Avenue was the lowest-priced, closed sale of a single family home in Manhattan Beach during the month of December. It was also the December sale that had been on the market for the longest time.  Located in the Mira Costa Section, this three bedroom/one bath home was built in 1948. The lot is 6,000 square feet and the home is 1,102 square feet.

It sold for $700,000, down from an original listing price of $799,000 in October 8, 2008. There was an accepted offer in 2009, when the listing price reached a low of $650,000, but that sale failed and the price went back up to $700,000. It looks like the lenders were not willing to go below $700K for this short sale. The previous owner bought the home in 2004 for $820,000 and refinanced it in 2006 for $825,000.

November Longest Manhattan Beach Home Sale

Of the Manhattan Beach homes that sold in November, this Manhattan Village townhome at 5 Coronado Ct. was on the market the longest (based on MLS records). The 2-bedroom, 2-bath home is 1,474 square feet and was built in 1987. It was listed on April 1, 2010 at $725,000 and sold on November 24, 2010 for $675,000. That is a decline of 14.5% from its last sale in January, 2007 for $790,000.

October Longest Manhattan Beach Home Sale

Of the Manhattan Beach homes that sold in October, the homes at 3408 Crest Dr. and 668 31st St. tied as the homes on the market the longest (based on MLS records).

On October 5, 2009 3408 Crest appeared hopefully on the MLS at $1,050,000. (It had last sold in 2005 for $890,000.) Over the past year there were 3 price adjustments, two down and the last one up. It became a short sale, and sold October 4, 2010 for $810,000.

668 31st was originally listed on October 23, 2009 at $1,300,000.It had one price reduction in January to $1.1M and finally sold on October 22, 2010 for $1,150,000.

September Longest Manhattan Beach Home Sale

There is a tie for the Manhattan Beach (single family) home listed the longest, that sold in September.

926 N. Rowell Avenue (see Oct 2nd post for September Lowest $ Manhattan Beach Home Sale) was listed on 12/1/09 and sold on 9/27/09.

328 16th Street (pictured) was listed on 12/3/09 and sold on 9/29/09. This is a gorgeous, new, walkstreet home, close to the beach and downtown. It was designed by Louie Tomaro and built by Mike Davis Custom Home. It has 4 bedrooms, 4.5 bathrooms and all the high-end features & finishes you would expect of a new, luxury home at the beach. The original listing price was $3,643,000. It sold for $2,950,000.

August Longest Manhattan Beach Home Sale

Of the Manhattan Beach homes that sold in August, the home at 1325 21st Street was on the market the longest (based on MLS records). On May 4, 2007 it appeared on the MLS at $1,349,000. Over the years there were numerous accepted offers that did not close. Eventually it became a short sale, came close to being auctioned and finally sold last month for $930,000.

July Longest & Highest $ Manhattan Beach Home Sale

Of all the closed sales for Manhattan Beach homes in July, 511 Pacific Avenue qualifies as the highest-priced property. It is also the home that had been looking for a buyer the longest time. It was first listed for sale in May, 2007 at $8,150,000 while it was still under construction. After numerous price reductions and several changes in listing agents, it finally sold as a short sale on July 1, 2010 for $5,250,000.

This Hill Section home was designed by Tomaro Architecture and built by Mike Davis Custom Homes. It is located on a 9,380 square-foot lot between Pacific Avenue and Ardmore Avenue. The 6-bedroom/9-bathroom home is 7,980 square feet (per builder) with a four-car garage.

June Longest Manhattan Beach Home Sale

At least four Manhattan Beach homes that sold in June have been offered for sale since 2008. Some have been off and on the market. Some have had their Cumulative Days on Market reset. A couple of the brand new homes have even changed the year they were built.

For this blog, I’m going to call 341 10th Street as the June sale that has been looking for a buyer the longest. This Sand Section home was listed on March 17, 2008 for $3,300,000. That listing expired at $2,799,000 in August, 2008. According to the MLS, it was re-listed with a pending offer in October, 2008 and the sale finally closed in June, 2010 for $2,500,000.

May Longest Manhattan Beach Home Sale

204 19th Street, a walkstreet home in the Sand Section, was the longest listed (609 days) home to sell during May. It was offered in September 2008 at $5,700,000 and sold in May for $3,900,000. This seller was former Dodger pitcher Derek Lowe, who bought the home in 2006 for $5,000,000 (per assessor records).
